As co-owners and investors, Carlos Lay and Carlos Palacio bring complementary experience in design, construction, development strategy, and project management. Together, they lead the company’s own developments and selected partnerships. They also plan and manage major renovations and rebuilds for property owners.

We assess each opportunity, assemble the right team, and coordinate the decisions needed to move from design through construction. We explain the options, trade-offs, and effects on cost and timing so owners and partners can make informed decisions at each stage.
Carlos Lay leads the design and construction side of 4Beam’s work, bringing a practical understanding of how homes are built. He considers the relationship between spaces, the choice of materials, and the details that shape the finished home.
His experience with construction sequencing and field conditions helps the team anticipate what a design will require on site. He works through those questions with the project team and helps owners understand the options.
Carlos Palacio leads development strategy and project management at 4Beam. He evaluates residential opportunities and brings together the people, approvals, budgets, and schedules needed to carry a project from early planning through completion.
As a co-owner and investor, he approaches each project with attention to its feasibility, commitments, and long-term value. He keeps priorities clear and helps owners and partners understand the implications of key decisions as the work progresses.
